5 Reasons House Hacking Makes Sense in 2026

Licensed, insured and bonded · Arkansas Contractors Licensing Board #0434230427

Housing affordability is about as tough as it’s ever been right now. Between higher interest rates and the rising cost of building materials and labor, buying your first home is harder than it’s been in years, especially for young people. But there’s one strategy I keep coming back to that solves a couple of problems at once: house hacking. That’s where you buy something like a duplex, live in one side, and rent out the other. Here in Central Arkansas, I think it’s one of the smartest moves a first-time buyer can make in 2026. Here are five reasons why.

1. You Have Living Expenses Anyway

You’re going to pay to live somewhere no matter what. House hacking just turns that unavoidable expense into something productive. When you buy a duplex and rent out the other side, that rental income helps offset your own housing cost. You’re getting a roof over your head and an income-producing asset out of the same purchase.

2. It Becomes a Great First Investment Property

You probably won’t live in that duplex forever. Once you move out, the side you were living in becomes a rental too, and now you own a fully rented investment property as your very first deal. I personally know a longtime, very successful real estate investor whose first-ever property was a duplex he lived in, and he still owns it to this day. Starting with a house hack sets you up for the long game.

3. You Get Access to Better Financing

This is a big one. If you want to buy a straight investment property, you’re typically looking at putting 20 to 25 percent down. But because a house hack is owner-occupied, you qualify for much better financing. FHA loans let you get in with far less out of pocket, and with VA loans some buyers are able to purchase with no down payment at all and even get the seller to cover closing costs. The barrier to entry is dramatically lower than a traditional investment loan.

4. You Learn Without Going All In

House hacking is a fantastic entry-level way to get your feet wet in real estate investing without diving in headfirst. You’re a landlord on one side while you’re still living on the other, so you learn how to manage a tenant, handle maintenance, and run the numbers, all while you’ve got the safety net of your own home right next door. It’s real experience at a manageable scale.

5. It’s One of the Most Affordable Paths In

When you stack all of this together, house hacking ends up being one of the most affordable and lowest-risk ways for a young buyer to both own a home and start building wealth through real estate. You’re not stretching for the cheapest property you can find; you’re choosing a strategy that produces income from the property you live in.
