Treat a Downturn as a Forced Opportunity
One of the most useful ways to look at a slow market is as a forced opportunity to make your business better. Some of the strongest companies came out of a rough patch in the economy precisely because of how they responded, how quickly they dove in and fixed their problems. When things are easy, it’s tempting to coast. When things get hard, you’re forced to sharpen up, and that pressure can leave you in a much stronger position than you were before.
Don’t Keep Doing Things the Same Old Way
The biggest mistake I see is companies that keep operating exactly the same way after the market compresses. When times are good and leasing or sales come easy, businesses settle into a routine. Then conditions get harder, competition increases, and a lot of operators just keep doing what they’ve always done instead of pivoting or trying something new. For us, the shift has been admitting that yes, it’s harder right now, and then actually changing our approach to match. Flexibility is the number one thing.
Pick the Right Plays for Right Now
Part of being flexible is being honest about which strategies fit the current moment. I love building and selling single-family homes, it can be very profitable when the economy is strong. But right now isn’t the time to lean into that, so we’re focusing our energy elsewhere. The market is a pendulum. It’s going to swing back, and when it does, the people who positioned themselves well during the slow stretch are the ones who’ll benefit most.
Keep the Long-Term Lens and Don’t Quit
The single most important thing is to keep that long-term perspective and refuse to give up. There are always going to be slow seasons in business. If you don’t quit, stay disciplined, and keep showing up, the opportunity waiting on the other side can be enormous. The operators who panic and walk away are the ones who miss it.
Discipline Compounds
Jack and I also talked about how discipline in business works a lot like discipline in fitness, which we’ve both been leaning into lately. The same principle applies: small, consistent, disciplined actions compound over time. Whether it’s your business or your health, you don’t win with one big dramatic move. You win by being steady when it’s hard.
